A beautifully converted threshing mill full of characterful charm where you can enjoy the scenic countryside of the Scottish Borders while being within easy distance of the bustling market town of Kelso.

A tranquil rural retreat where life can be enjoyed at a slower pace of life

Nestled in a charming rural spot with the distinctive three peaks of the Eildon Hills on the horizon and the dappled Mill stream running nearby, the cottage is perfect for families and large groups to relax and unwind.

The Threshing Mill Cottage is made up of two individual cottages, The Mill House and The Wheel House. An inner-connecting door between the two adjoining properties allows guests to come and go between the two while benefitting from extra space for relaxation or cooking.

On the ground floor, the two generously sized sitting rooms have been stylishly decorated with bright bold fabrics and throws adding a pop of colour to the warm neutrals of each room. The sitting room in The Wheel House has the added benefit of large French doors opening out into the garden.

While both kitchens are well-equipped, guests may prefer to gather in The Wheel House’s bright spacious kitchen which has a large farmhouse kitchen seating eight guests with an additional table available or request, making it a sociable space where the whole family can gather to make plans for the next day’s adventures while enjoying dinner.

Across the two cottages are four bedrooms, each benefitting from its own en-suite facilities. All bedrooms are elegantly decorated with a soft and soothing theme throughout. There are two king-sized beds, one fixed twins and one zip and link bed, ideal for various family sleeping arrangements.

Stepping outside, you will find the pretty, sheltered lawned gardens, surrounded by a variety of colourful shrubs and sprinkled with dappled light from the bordering woodland. The garden of The Wheel House is shared with the adjoining Woodman’s Cottage. However, if you are looking for a more private space to relax and enjoy the tranquil setting while listening to the sounds of nature, then you’ll find The Mill House’s private garden the perfect haven.

Families with young and old children alike will also enjoy the separate games room. With a table tennis and football table, as well as a Nintendo Wii and a range of board games and books, there is plenty to keep everyone entertained on a rainy day.

GROUND FLOOR

An internal door located on the ground floor of The Wheel House and The Mill House connects the two properties, allowing guests to come and go between the cottages.

The Wheel House:

Sitting room with one two seater and one three seater sofa, flat screen TV and DVD player, French doors leading out to the patio area and garden.

Three steps down to lower hall and kitchen.

Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Dining table with seating for eight. An additional table is available upon request. Washing and drying facilities are provided in an external laundry which is shared with two other cottages. A freezer is available for use in an external outbuilding.

Cloakroom with WC and basin.

The Mill House:

Access door leading straight into the sitting room.

Sitting room with two double sofas and armchair, large flat screen TV and DVD player, dining space with seating for four.

Kitchen is fully equipped with electric oven, ceramic hob, fridge, dishwasher, microwave. Washing and drying facilities are provided in an external laundry which is shared with two other cottages. A freezer is available for use in an external outbuilding.

FIRST FLOOR

The Wheel House:

Bedroom one with fixed 5’ king size bed, side tables, chest of drawers, hanging rail and storage space.

En-suite bathroom with bath with shower over, heated towel rail, basin and WC.

Bedroom two with 3’ twin beds, side tables, wardrobe with drawers.

En-suite bathroom with bath with shower over, heated towel rail, basin and WC.

The Mill House:

Bedroom one with fixed 5’ king size bed, side tables, armchair, chest of drawers, wardrobe.

En suite bathroom bath with shower over, heated towel rail, basin and WC.

Bedroom two with zip and link beds, which can be set up as a 5'2" king size double or 2'6" twin beds, as preferred. Side tables, and hanging rail.

OUTSIDE

The Wheel House:

There is a large open garden with outside furniture to the rear of the property which is shared with the adjoining Woodman’s Cottage.

The Mill House:

Guests who have booked The Threshing Mill Cottage may prefer to use this private garden during their stay. There is a lawned garden with garden furniture to the front and side of the property which extends down to the mill stream and woodland. It should be noted that this is not fully enclosed.

General:

Secure private storage for outdoor gear and bikes is available on request. Rod rack facilities are provided for fishing parties. A freezer is also available for guest use.

The following facilities are available for use, however, please note that they are shared with guests of Woodman's Cottage:

There is games room which is available for guest use. This has a table tennis table, football table, Nintendo Wii and a selection of indoor and garden games. 

A laundry facility with two washing machines, two tumble dryers, and a Belfast sink.

A charcoal barbecue can be provided on a first come, first served basis.

Private parking to the front and side of the cottage.

ELECTRIC VEHICLE CHARGING

For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.

BABIES & CHILDREN

Two travel cots and highchairs are available on request.

DOGS

Two well-behaved dogs are welcome but they must be clean and dry before access into the property and then kept to the ground floor area only. They are not permitted on the furniture or in the bedrooms. There is a charge of £25 per dog. Additional dogs may be considered on request.

GUEST AMENITIES

High quality bed linen and luxurious towels are provided for guests along with guest toiletries. A hairdryer is provided in each bedroom.

WI-FI & MOBILE COVERAGE

Wi-Fi is available. Mobile reception is variable on most networks. EE offers the best coverage indoors, otherwise reception improves in the outside courtyard or garden.

HEATING

Central heating throughout the property.

GUEST PRIVACY

The steading comprises three small cottages in an L shape configuration which all sit in the same ownership and are available for use as holiday lets, either individually or together. The Mill House and The Wheel House sit on the corner. Woodman's Cottage sits next to The Wheel House.

The owner's property is immediately adjacent and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.

ADDITIONAL ACCOMMODATION

For guests looking to holiday together as a party of 10, this cottage can be booked alongside Woodman's Cottage, sleeping 2. The cottages are located next to each other.

Alternatively, The Mill House, sleeping 4 and The Wheel House, sleeping 4, can be booked as individual properties.

Location

You will find excellent local amenities in the thriving market town of Kelso (6 miles) set around a charming cobbled square. The town is home to a super range of independent shops where you can indulge in a little retail therapy, or purchase fresh local produce and holiday provisions from quality traders.

There are some excellent pubs and restaurants for dining out or for light lunches you will find plenty of tempting treats in the many cafes in the town - including Cafe U, the or the Terrace Cafe at Floors Castle. 

The cottage is also 5 miles from St Boswells which boasts the fabulous, award-winning Mainstreet Trading bookshop, café, deli and antiques shop and the excellent Blue Coo Bistro at the Buccleuch Arms. There is also a good butchers, small Co-op supermarket and the Borders Gunroom. The incredibly picturesque town of Melrose is also just a short 12 mile drive.

Activities

For walking, guests here are spoilt for choice with lovely peaceful country rambles taking in woodland and riverside paths directly from the doorstep, including a few hidden gems which will charm and delight. A leisurely 3 mile walk will take you to Smailholm Tower, the first home of Sir Walter Scott with fantastic views across the Cheviot Hills beyond.

The Borders Abbeys Way passes through this area and you can walk a lovely section along country roads all the way down to Floors Castle and Kelso, or if you’re feeling particularly energetic you may wish to walk the full route taking in the exceptional remnants of the four 12th century Abbeys at Kelso, Jedburgh, Dryburgh and Melrose.

Similarly, the area has cycling trails for everyone from the family friendly routes at Bowmont Forest and Harestanes, to the scenic waymarked trails of the Borderloop4, Coast & Castles Route & Tweed Cycle Way. If you prefer to swap two wheels for four hooves, the Nenthorn Equestrian Centre is a well-established school offering riding for all ages and abilities and is based just a few minutes from the property.

Kelso sits right on the confluence of the Rivers Tweed and Teviot and is a much loved destination for salmon anglers who come to experience world-class fishing on the prolific Middle Tweed salmon beats around this area - Rutherford, Makerstoun, Upper and Lower Floors, Junction and Hendersyde are all within a few miles of the property. Fishing can be booked through FishTweed, while Fin and Game based in the centre of Kelso offers a wealth of advice on river levels, latest catches, permits, tackle and all things fishing and country.

For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town, or you can experience a fantastic day-out playing the Roxburghe Championship Course (5 miles), recently voted 6th best course in Scotland by readers of the country’s best selling golf title. There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, or perhaps sharpen up your eye popping a few clays at the nearby shooting school.

For sightseeing, the grand stately homes and castles of Floors, Mellerstain, Manderston, Abbotsford and Thirlestane are all within a short half hour drive where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.

Our local events and festivals provide the perfect excuse for short breaks or friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival, Common Ridings and Melrose Rugby Sevens.......to name just a few!

A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city. Alternatively, hop on the train from Tweedbank (14 miles) and enjoy a wonderful trip through scenic Border scenery which will take you right into the heart of the city.
