Set on the edge of the Northumberland National Park 20 miles north of Hexham, the raw natural beauty of the surrounding landscape offers sheer escapism – think time-out with a good book and an evening of star-gazing under clear velvet skies, or a walk on the wild side for more spirited hikes, bikes and country pursuits.
This 19th Century period property has been sensitively designed for comfort, but with grown-up sophisticated spaces for those who love to socialise and entertain. As well as extensive outside grounds, including 3 miles of productive fishing on the River Rede, Broadgate House & Steading benefits from ample space to meet all the needs of your party.
A sitting room with wood burner is wonderfully atmospheric with deep heritage tones complemented by furnishings in wool and linen which add style, texture and warmth. This leads into a superb open plan kitchen with AGA and informal dining area with doors opening-up to the patio and garden beyond.
For more formal entertaining, an impressive drawing room has plenty of wow factor with stunning artworks from the owner's collection, ornate drapes, and a vast picture window which amplifies the sense of light and space. Similarly the formal dining room is an impressive space allowing you to host up to sixteen guests in comfort. Catering can be arranged locally with everything from fine dining options right down to picnic lunches, with service options too for those really looking for an added touch of luxury.
A sun room is a perfect spot for taking-in the sunset with a fine dram, while a utility/boot room is ideal for dogs and completes the main accommodation on the ground floor. A large hall leads up to four sumptuous en-suite bedrooms on the first floor, each soft and restful with classic period detailing and accents in rich Chinoiserie and toile.
A short step across the garden leads up to The Steading with two additional en-suite bedrooms – ideal for those seeking a peaceful nook away from the main house.
The garden is fully enclosed and landscaped to take advantage of the sweeping views using Northumbrian stone which complements the surrounding land and the historic Roman sites of the area.
Complimentary fishing permits for three rods come as part of the package here, and in the right conditions, good runs of salmon and sea-trout can be experienced as well as wild brown trout on 3 miles of private water on the River Rede, a tributary of The Tyne. In addition, guided salmon fishing may be made available on the South Tyne on request.
After a day of outdoor pursuits, those seeking a touch of Michelin star foodie heaven need look no further than Restaurant Hjem which has achieved the coveted stamp of approval as the first Michelin starred restaurant in Northumberland. Sitting just thirteen miles from Broadgate in the village of Wall, guests can experience a fantastic tasting menu combining the finest Northumbrian produce with the flair and precision of Scandinavia.

The Bothy
The Bothy is located on the estate and can be hired out at an extra charge of £100 per night (3 nights maximum) to be used for special lunches and dinners.
Recently refurbished The Bothy features a large wooden table with seating for 14 guests, wood burner and floor-to-ceiling glass windows offering spectacular views. There is no electric supply to The Bothy, instead, it is lit entirely by candlelight, creating a cosy, soft ambience.
There is a WC and running water at The Bothy.
Details of recommended caterers will be sent to guests after booking for guests looking to book someone for a special meal.
The Bothy can be driven to via the farm track - 1 mile further into the estate from Broadgate House, or can be accessed on foot across the fields of the estate. The walk takes approximately 20 minutes and is not footpathed or lit. Please note - an additional refundable deposit of £250 is required to secure the hire of The Bothy.

There is ample private parking to the side of the property.

Babies & Children
The property is not suitable for babies and infants. A travel cot and highchair are not available.
Dogs
Two dogs are welcome but are strictly permitted in the ground floor utility/boot room only.

Wi-Fi is available. Mobile coverage is good.
Guest Amenities
Bed linen, towels and guest toiletries are provided. There is a hairdryer in each of the bedrooms.
Heating
Heating throughout the property. The sitting room has a wood burning stove, and the drawing room has an open fire. An initial generous supply of logs is provided.
Guest privacy
The house is detached and offers complete privacy with no other properties in the immediate vicinity.
ADDITIONAL ACCOMMODATION
For guests looking to holiday together but enjoy their own space, Broadgate House can be let in conjunction with Risingham House sleeping eight which sits 1 mile from the property.
If you require four bedrooms or less, there is a low occupancy option to book Broadgate Farmhouse (without the steading bedrooms and bathrooms) as a sleeps 8 property.
Fishing on site
The Owners of Cragg Estate and The West End Anglers are delighted to offer up to three rods for guests to enjoy fishing the Estate’s stretch of the River Rede.
Although the River Rede is the main tributary of the North Tyne it is a relatively small river which is fed from Catcleugh Reservoir. Unfortunately, it can suffer from long periods of low water conditions but after heavy rainfall the river rises quickly and generally a few days of good fishing follow.
The river holds a good head of wild brown trout with a 3/4lb fish being a good one, however, there are some much larger ones. Salmon and Sea Trout start to appear in early summer but runs of fish are very dependent on there being high water.

Location
The small village of West Woodburn sits less than a mile away and has a small village shop with post office and a village pub. Celebrated Northumbrian artist Mary Ann Rogers also has a gallery here, welcoming visitors during opening hours, or privately by arrangement to browse and chat about her work.
Catering can be arranged locally with everything from fine dining options to home-cooked meals delivered to straight to the door, or for eating-out, The William De Percy Inn (5 miles) is a boutique style coaching inn known for serving hearty locally produced food and good craft ales.
Bellingham sits 5 miles away and offers a cafe, a supermarket and one or two independent shops for local provisions while Corbridge (17 miles) enjoys a super selection of independent shops including The Corbridge Larder a premium deli, cafe and gift shop where the emphasis is on locally sourced, high quality fresh produce.
The award-winning Grant's Bakery and Patisserie is a popular choice for homebaked produce such as pies, quiche, sandwiches, tarts and pastries which are ideal for picnic lunches, or The Watling Coffee House is perfect for a coffee and cake stop. A warm welcome awaits you at Il Piccolo, a relaxed Italian restaurant with an excellent menu influenced by the owners Sicilian heritage, who also offer wine tasting and live music evenings.
A little further afield sits the pretty market town of Hexham (20 miles) characterised by cobbled streets and historic architecture, which offers a good selection of coffee shops and restaurants, including Michelin-starred Restaurant Hjem, and benefits from a Waitrose supermarket.
Activities
Sitting in the heart of the Northumberland countryside, Broadgate House is the perfect base to explore the wider area, located deep in Roman Wall country, surrounded by footpaths and bridleways, beautiful views, big skies and wonderful wildlife.
For history buffs, this is a perfect base from which to explore Hadrian’s Wall, Chesters and Vindolanda which are steeped in Roman history and offer a fascinating insight into Roman life on the edge of the empire 2000 years ago. Here you can see in incredible 3D detail what life was like on the wall in the life of a Roman soldier, discover latest artefacts, including the world famous Vindolanda writing tablets.
You can enjoy plenty of outdoor adventures in over 13,000 acres at Wallington Hall (12 miles) with gentle woodland strolls to more extensive hikes, or take your bike and explore the Dragon Cycling Trail, a safe family-friendly route where you may be lucky enough to spot one of the resident red squirrels in the woods. For less active pursuits, head to the Clocktower Cafe for a coffee and cake stop, or take a tour of the main house for a fascinating insight into the rich history and artefacts of this 300 year old home.
Cragside House and Gardens (23 miles) offer a captivating day out where you can discover the first house in the world to be lit by hydroelectricity. Crammed full of gadgets developed by Victorian inventor, innovator and landscape genius, Lord Armstrong, Cragside is truly a wonder of its age. The adventure playground with its network of paths and tunnels will be a huge hit with children, and the gardens here are an absolute delight.
A short half hour drive will take you to the Kielder Water and Forest Park, the largest man-made lake in northern Europe with something for everyone including water sports enthusiasts, cyclists, walkers, naturalists, artists, families and photographers. A highlight is the star gazing treat at the Kielder Observatory where you can view the outstanding dark skies of the Northumberland National Park using powerful telescopes and may even be lucky enough to see a passing comet or stunning meteor shower.
Also within easy reach are the award winning Alnwick Gardens and Alnwick Castle, home to the Duke of Northumberland and one of Britain’s most iconic castles. With its rich history, exquisite art, beautiful gardens, and film location for Harry Potter, there is plenty of wizardly magic and mayhem to keep all ages entertained.
For a spot of shopping, visit some of the delightful market towns such as Morpeth, Alnwick and Hexham with their open air markets, great selection of shops and many art galleries showcasing the work of local artists. Northumberland also hosts the annual art tour in the summer and winter when many artists open their homes and studios to visitors and it provides a great opportunity to meet the artists and purchase original pieces of art.
