The Old Schoolhouse
Boasting fantastic river views, prime Tweed fishing beats on the doorstep, and with all the amenities of the picturesque town of Kelso just a short walk away, this former schoolhouse ticks all the right boxes for a charming holiday getaway.
With its spacious, light-filled sitting room, the Old Schoolhouse enjoys an exceptional outlook over Kelso taking in the River Tweed, the famous Junction pool, Rennie Bridge and Kelso Abbey.
If you can tear yourself away from the view, there's a large dining room for relaxed entertaining, a fully equipped kitchen and two well-presented double bedrooms offering comfortable accommodation for 4 guests.
A large, attractive garden with outside seating provides a glorious spot to watch the sun set over Floors Castle and the hills beyond, while Kelso’s shops, pubs and restaurants are all within a short walk from the property including access to a super network of riverside walks and trails.
Entrance hallway leading to large dining room which seats up to eight comfortably. French doors lead out to a sheltered patio and garden area.
The spacious living room features two generously proportioned sofas and chairs set around a living flame gas fire. There is Smart TV, Blu-ray DVD player and CD/Radio. An extra sofa bed can be used as a cosy snug for children or can accommodation two extra guests if required. There is a charge of £50 for use of the sofa bed.

The kitchen is fully equipped with all modern amenities, including an electric cooker, gas hob, fridge/freezer, full size integrated dishwasher, microwave, toaster, Nespresso Vertuo coffee machine (pod type), and integrated washing machine.
Bedroom one with zip and link beds which can be set up super king double or twins as required. Fitted dressing table with integrated wardrobe and storage.
Bedroom two with 5' king size bed with side tables, fitted dressing table with integrated wardrobe and storage.
Family bathroom with bath and shower over, basin, WC and shaving point.
The property benefits from a large, lawned garden with garden furniture, and benefits from exceptional views over the town and River Tweed. There is a small patio area to the rear of the property which includes a picnic table with bench seating.
There are two outbuildings (one secure) to the rear of the house which can be used for the storage of fishing rods, golf clubs, bikes and other outdoor kit.
A gate from the driveway leads onto the main road into the town.
There is private parking in the driveway directly outside the property for two cars.
Babies & Children
A travel cot and highchair with chair fixing are available on request. Guests should note that there is a wall with a drop at the end of the garden area where younger children should be supervised, and a gate from the driveway leads onto the main road into the town. There is a large park just a short stroll from the property which is an ideal space for play and ball games.
Dogs are not permitted.
Bed linen and towels are included. Hairdryers are provided in each bedroom.
Wi-Fi & Mobile Coverage
Fibre broadband is provided. Mobile coverage is good on most networks.
There is gas central heating throughout the property and a living flame gas fire in the sitting room.
The property is located just a 5-10 minute walk from the thriving market town of Kelso, with its Flemish-style cobbled square, rich historical features and architecture, outstanding Abbey ruins and grandeur of Floors Castle right on the doorstep. You will find excellent local amenities here with a super choice of friendly independent shops, bars, restaurants and coffee shops.
For dining-out, The Cobbles and The Contented Vine are both highly regarded for their friendly atmosphere and excellent food, or for light lunches you will find plenty of tempting treats in the many cafes in the town - including the Hoot ‘n Cat; Cafe U or the Terrace Cafe at Floors Castle.
For provisions, the town is served by two excellent butchers’ shops, a fishmonger, a super deli, and a number of bakeries, while a large supermarket sits just a five minute walk from the property for all of your holiday needs.
For outdoor sports, Kelso is synonymous with fishing, sitting on the confluence of the rivers Tweed and Teviot, and is a much loved destination for salmon anglers who come to experience world-class fishing on the prolific Middle Tweed salmon beats around this area - Rutherford, Makerstoun, Upper and Lower Floors, Junction and Hendersyde are all within a few miles of the property.
For golf enthusiasts, Kelso Golf Club is an attractive parkland course resting on the edge of the town while the sublime Roxburghe Championship Course sits just 3 miles away - recently voted 6th best course in Scotland by readers of the country’s best selling golf title. There is a pro-shop and PGA golf academy here for those who are new to the game or wish to refine their swing, and if you’re feeling particularly energetic you may decide to finish off your day popping a few clays at the nearby shooting school.
For sightseeing, Floors Castle, the magnificent home of the Duke and Duchess of Roxburghe is just a ten minute drive where visitors can take a tour of the castle led by knowledgeable guides who will introduce you to the history of this exceptional residence and its priceless collection of fine art, tapestries and porcelain. Enjoy afternoon cream tea at the Terrace Cafe, take a wander through the beautiful grounds of the estate and the pretty walled garden centre, followed perhaps by a visit to the grand stately homes of Manderston, Mellerstain, Paxton House or Abbotsford where the beautiful artworks, rich architectural detailing and scenic grounds and gardens are guaranteed to leave a lasting impression.
The area has endless opportunities for walking and cycling with hundreds of miles of quiet country lanes, way-marked routes and forest trails to explore from short gentle meanders to long distance trails, taking in the outstanding scenery of the Cheviot Hills, the Pennine Way and Dere Street. The Borders Abbeys Way takes in the magnificent monastic ruins of Kelso Abbey, while the Kelso to Roxburgh circular is a scenic 3 hour walking route taking in historic sites of interest and plenty of wildlife spotting opportunities along the way. Similarly, the area has cycling trails for everyone from the family friendly routes at Bowmont Forest and Harestanes, to the scenic waymarked trails of the Bordeloop4, Coast & Castles Route & Tweed Cycle Way.
For family friendly activities, the town has a play park, skate park and plenty of green space for running around, while a swimming pool, fitness studio, gym and tennis courts all sit within a ten minute walk from the property. The town has an ice-rink which is open during the winter months for curling and skating, and a dance studio sits nearby with everything from hip-hop to jazz.
Our local events and festivals provide the perfect excuse for short breaks or friendly get-togethers where you can enjoy National Hunt Racing at Kelso Racecourse, local Antique Fairs and Auctions, the Floors Castle Horse Trials, Point-to-Point Meets, the Borders Book Festival, Walking Festival and Common Ridings.......to name just a few!
A half-hour will take you to the wonderful heritage coastline with miles of deserted golden sands perfect for rest or play, while the cultural city of Edinburgh is just an hour’s drive where you can take advantage of events such as the vibrant Edinburgh Fringe Festival, exceptional Jazz and Blues Festival, or simply a day-out exploring the exquisite historical architecture of this beautiful city.
